Real estate is full of small print designed to protect the seller and confuse the buyer. This is our attempt to do the opposite.
Setl is a property advisory service based in Noida. We help families find and buy homes by connecting them with vetted, professionally trained property specialists who represent Setl's standards, and we help coordinate loan consultancy support for buyers who want it. We also work with property owners looking to sell privately, without a public listing. We do not own or develop the properties we recommend. We are not a listings portal. We are, at the moment, a small team focused on doing this right rather than at scale.
When you use Setl, you are engaging with a curated advisory service. The final property you buy or sell, if any, will be a direct transaction between you and the other party. Setl and its specialists sit alongside you throughout that process.
When you become a Setl client, we commit to:
We want to be honest about the limits of what any property advisory can genuinely guarantee:
To make our engagement work well, we ask that you:
Setl charges a fee of 1% of the transaction value on any successful property purchase made through our service. This fee covers our advisory work, the specialist assigned to you, coordination through the buying process, and support until registration.
The fee becomes payable only upon successful closure of a transaction. There are no upfront charges to engage with Setl, no consultation fees, and no charges for site visits, discussions, or shortlisting, even if you ultimately decide not to purchase through us. We do not collect any payment before a deal is finalised.
Our fee structure will be discussed openly and in writing with you before any specific property is formally advanced toward booking. If there is ever any additional cost, incentive, or arrangement relevant to your transaction, we will disclose it to you clearly.
If you choose to use Setl's loan consultancy support, any terms or charges specific to that service, if applicable, will be shared with you clearly and in writing before you proceed. Using this support is entirely optional and does not affect your standing as a Setl client either way.
As part of our standard process, Setl provides basic legal guidance to help you understand a property's background. This guidance is informational only and does not constitute legal advice.
If you would like a formal legal verification carried out, this is available on request through Setl's empanelled legal professionals and is chargeable separately. A formal verification typically covers:
We strongly encourage you to also engage independent legal counsel of your own choosing before finalising any transaction, regardless of whether you use this service.
As part of our standard process and at no additional cost, a Setl specialist conducts a guided visual walkthrough of the property using our own inspection checklist, carried out in front of you so you can see exactly what is being checked and why.
This inspection is intended only to make you aware of the general physical condition of the property, based on what is visible at the time of the walkthrough. It is not a structural, civil, or engineering assessment, and does not involve cutting, breaking, or opening any surface, fixture, fitting, or concealed area. Some defects, particularly structural issues or those hidden behind walls, floors, ceilings, or fixtures, cannot be identified through a visual inspection alone.
This service does not replace an independent structural audit or engineering assessment. Setl accepts no liability for any condition that could not reasonably have been identified through a non-invasive, visual inspection.
If you share your property with Setl as a seller, we do not list it publicly on our website, a listings portal, or anywhere else. Your details stay in our private database, and we only share them with a buyer we have personally spoken to and qualified as a genuine fit.
As part of our current promotional phase, Setl charges sellers an early-bird commission of 0.5% of the final sale value, payable only upon successful closure of the sale. There is nothing to pay upfront, and nothing to pay if the property does not sell through us. This is a limited-time rate while we are building out this side of our service, and not a permanent feature of how we operate. If the rate changes in the future, the new rate will apply only to new engagements from that point forward, and we will state our terms clearly and in writing before you are asked to agree to anything. A change will never be applied retroactively to a property you have already shared with us.
Sharing your property with Setl does not create any exclusivity or obligation. You are free to sell through any other channel at any time, and you can ask us to remove your details from our database whenever you like.
If the property you are selling still has an active home loan against it, Setl can help coordinate its foreclosure and the resulting bank or NBFC No Objection Certificate (NOC). This is available on request and for an additional charge.
This is a facilitation service only. Timelines and outcomes remain subject to the respective bank or NBFC's own processes and requirements, and Setl is not responsible for any delay or decision made by a third-party financial institution.
Every property we recommend is checked against our standards. However, the decision to purchase any property is yours alone, based on your own due diligence, financial judgment, and personal circumstances. We provide our best professional guidance; the responsibility for the final decision rests with you.
We strongly encourage you to conduct your own independent verification, including a title search by a qualified lawyer, a physical inspection of the property, and confirmation of all financial and legal documents, before committing to any transaction.
You can end your engagement with Setl at any time, for any reason, without any obligation or fee. Just email or call us and we will close your file.
Setl reserves the right to end our engagement if a client engages in dishonest conduct, harasses our team, or asks us to act against our stated principles. In such cases, we will explain our reason and refer you to alternative options where possible.
Setl provides advisory services with care and professional judgment. However, given the many parties involved in any property transaction, including sellers, builders, banks, government offices, and service providers, Setl cannot be held responsible for the actions or failures of third parties beyond our reasonable control. Our liability, in any case, is limited to the fees we have earned from your specific transaction.
None of this reduces our commitment to doing the work well. It simply acknowledges reality: no advisor, however good, can insure a property transaction against every possible risk.
If you ever have a serious concern about how Setl has served you, please write to hello@getsetl.in. A senior member of the Setl team will respond personally within three working days. Most concerns can be resolved through direct conversation. If a matter cannot be resolved this way, both parties agree to attempt mediation before pursuing any legal action. Jurisdiction: courts in Noida, Uttar Pradesh.
If we update these terms in a material way, we will note the change here and, if you are an active client, we will let you know directly. Small clarifications (typos, formatting) may be made without notice.
